Payment & Fees We require 50% down upon booking your reservation and the remaining balance is due 30 days before arrival. Cleaning Fee: $250 Taxes: Park City Lodging 13.37% collected by jurisdiction Security Deposit: A $500 security deposit hold will be placed on your credit card 2 days prior to your arrival and will be released within 5 days after your departure as long as no damage was incurred by the guest. Cancellations Cancellations before 30 days of arrival will receive a refund of monies paid, less a booking fee of $100. Cancellations within 30 days of arrival, late arrival, or early departure receive no refund. If your dates are booked by another party, we will refund the nightly rate that the new guests paid minus any additional booking platform fees . No refund will be provided for nights that we were not able to rebook. All cancellations must be in writing and are irreversible.

We highly suggest purchasing travel insurance to protect yourself against unforeseen reasons for cancellation.

RENTAL AGREEMENT + HOUSE RULES All rules must be followed to avoid immediate eviction and termination of rental with no refund. - Up to 4 guests permitted - Must be at least 25 years old to rent and must stay on the property every night of the booked dates - Check-in: After 4:00 PM- Check-out: 10 AM

- No pets are permitted on the property - No parties or events - No smoking of any kind - Please review all of check in and check out information sent via e-mail RESERVING GUEST + REGISTERED GUESTS

-Reserving guest must be 25 years of age or older to reserve the home and must provide government issued ID. The reserving guest is responsible for communicating all rules to the registered guests.

-No unregistered overnight guests without prior approval.

HOT TUB

-A maximum of 4 guests are allowed to use the hot tub at any given time. Users must comply with the hot tub rules and understand that usage is at their own risk.

-Prior to entering the hot tub, guests should rinse off in the shower to help maintain a clean hot tub.

-In the event that the hot tub needs to be drained and refilled due to excessive dirt, broken glass, or inappropriate products being used, guests will be responsible for a $400 cleaning fee.

NO PERMANENT RESIDENCE

-Guests agree that use of the property is on a temporary and transient basis only; that guest may not use the property as a permanent residence; and that guest’s permanent residence is and will remain elsewhere than at the property.
